The thought of meeting new people and doing new things in a new place can be exciting. Now the big question. How do I sell this house? The number of unsold homes is unprecedented. Depending on the particular area of the Country, the days on the market can be nine or ten months. You need to do planning and find a way to get your house out in front of the rest.

The internet is usually the first place that prospective buyers look these days to find a home. The follow up action is to contact either the FSBO (For Sale by Owner) or a Realtor to see the property. So if your home is not on the internet, you will have significantly reduced your exposure to the existing small group of buyers.

Okay, so your home is on the internet for the buyers to see. Does that do it for you? Hardly-it just assures that you are where you ought to be. When you market anything, and real estate is no different, you have to know your target market. What kind of market does your home play to? Are you in a neighborhood that attracts younger buyers who have young children? If yes then are you focusing on the benefits for a younger family to be living in your neighborhood? If you are not addressing the needs of your potential buyer you are not target marketing. Most older homebuyers would not be interested in moving into a neighborhood such as yours. You know that from living there. It is time to think about what distinguishes your home and neighborhood and makes it a desirable place to live. Then sell this benefit. Most real estate listings only talk about the house and how “CUTE IT IS”. Okay but what about things that are not known. Is something new going on in the area? How are the schools rated for educational standards? How are the churches and community activities? Make the buyer feel like they could step into your home and feel like they always belonged.

The Price is Right

Okay, your house is on the internet, you have developed a marketing plan targeted to your prospective buyer profile and now we just wait for the traffic. Not so fast. This real estate market is tough right now and it is definitely a buyer’s market. There are large numbers of homes in foreclosures, being sold as short sales or marked down significantly to move the sale. How do you justify that? You don’t. Your job is to ask a fair market value for your house based on comparable sales in your neighborhood or area. This is no time to be putting a premium on the price of your home because three years ago some neighbor got a lot more money from their home sale. Real estate is supply and demand and these factors will determine the value of your home. Hopefully, over time you will end up in a sellers’ market and you will be able to command a higher price. This is important because most really interested buyers will view your home within the first thirty to forty-five days of the listing period. If your home is grossly overpriced your best buyers will walk out the door.
